Strong Q4 performance driven by successful project launches in Noida, Gurugram, and Hyderabad
Godrej Properties Limited (GPL), one of India’s leading real estate developers, reported its highest-ever annual sales bookings of ₹29,444 crore in FY25, marking a 31% year-on-year increase over the previous fiscal.
According to its Q4 FY25 Earnings Conference Call transcript, the company sold 15,302 homes over the fiscal year, translating into a total booking volume of 25.73 million square feet — a 29% growth in area sold.
In Q4 alone, Godrej Properties clocked sales of ₹10,163 crore through the sale of 3,703 homes, spanning 7.52 million square feet. This also marked the seventh consecutive quarter with over ₹5,000 crore in quarterly sales bookings.
Key drivers of this Q4 performance included highly successful launches such as:
Godrej Riverine, Noida: ₹2,206 crore in bookings
Godrej Astra, Gurugram: ₹1,323 crore
Godrej Madison Avenue, Hyderabad: ₹1,081 crore
According to the management commentary during the conference call, regional contributions to FY25 bookings were led by:
National Capital Region (NCR): Over ₹10,500 crore
Mumbai Metropolitan Region (MMR): Over ₹8,000 crore
Bengaluru: Over ₹5,000 crore
Despite the robust sales figures, revenue from operations declined 13% YoY to ₹1,426 crore in Q4, attributed to lower project completions. However, net profit grew 14% YoY to ₹471 crore. Adjusted EBITDA came in at ₹717 crore, down 2% compared to the same quarter last year.
For FY26, GPL has set a guidance of ₹27,000 crore in sales bookings. The company is planning major launches across key markets such as Mumbai, NCR, Bengaluru, and Pune. It also aims to sustain momentum from FY25 with a strong new project pipeline and improved execution.
In FY25, the company added new projects with an estimated future booking value of ₹26,450 crore and raised ₹6,000 crore through a QIP in December 2024 to strengthen its balance sheet.
Pirojsha Godrej, Executive Chairperson, stated during the earnings call: “We are delighted to have crossed ₹10,000 crore in sales bookings for the first time in Q4FY25. Our sales bookings over the last three years have compounded at an annual growth rate of 55%. Through this, GPL has completely reset the scale of its operations and, for the second consecutive year, is the largest real estate developer in India by booking value.”
