Godrej Properties, Adani, Sobha Ltd, GMR, others participate in pre-bid meeting for redevelopment of Nellore, Tirupati rail stations

New Delhi: Government is  planning to award tender for Rs 510 crore  redevelopment of Tirupati rail station and Rs 130 crore redevelopment of Nellore rail station by next month. The pre-bid meeting held by the government earlier this saw participation by 30 large infra and real estate firms including Godrej Properties.

The online pre-bid meeting was conducted by Rail Land Development Authority (RLDA) and some of the other companies that participated in the meeting were Adani Grp, Ambience, Bengaluru-based Sobha Ltd and Embassy Grp and Brigade Enterprises, GMR Infra, Mumbai-based Oberoi and Reliance Infra. 

Both the rail stations are to be redeveloped through PPP mode on design, build, finance, operate, transfer (DBFOT) basis. Tirupati redevelopment work is envisaged to be completed in 3 years. 

RLDA had already floated a Request for Proposal (RFP) for the bids for choosing the right private party for the redevelopment of two stations.

After completion, the two station will have security area, station operation staff area, administrative area, technical areas, etc. They will also have features like food court, executive lounge, shopping facilities cloakroom and even dormitories.

The private party for the redevelopment work will be evaluated through two stage process. The chosen party will have to upgrade the two rail and also maintain them for the 60 years, that is, throughout the concession period. The chosen party will also have to execute the best possible mobility plan within project land. They will have to come up with proper plans for free movement of all the modes of transport outside the station.

Works for redevelopment of Nellore station includes three vacant land parcels having a total area of 4.16 acre. These land parcels will be utilized for commercial development and also generating revenues by the developer. For Tirupati rail station, a 3 acre vacant land piece will be utilized for this purpose.
