Hiranandani Launches ‘The Arena’ in Panvel’s Fortune City, Targets ₹1,100 Cr Revenue from Phase 1

Hiranandani Communities has launched “The Arena,” a premium residential project located within its expansive 588-acre integrated township, Hiranandani Fortune City, Panvel. The new development comes amid a wave of infrastructure-led transformation in the Mumbai Metropolitan Region (MMR), positioning Panvel as a growing residential and economic hub.

Spread over 10+ acres, The Arena features eight residential towers, with the first phase introducing three towers comprising around 600 units. These include 2, 3, and 4 BHK apartments, ranging from 730 sq. ft. to 1,900 sq. ft. in size. Unit prices start at ₹1.31 crore, with higher configurations priced from ₹1.77 crore onwards. Hiranandani Communities expects the topline revenue from Phase 1 to exceed ₹1,100 crore.

The launch of The Arena comes as part of Hiranandani’s broader vision for Hiranandani Fortune City, which already houses over 2,200 delivered apartments and 3,000+ residents. Positioned as a self-sustainable township, it integrates residential spaces with commercial hubs, education, retail, healthcare, and recreational facilities. Notably, the township also includes Asia’s largest data centre, NM1 Yotta, further enhancing its commercial and employment ecosystem.

The Arena aims to differentiate itself by combining high-end housing with an active lifestyle offering, centered around a dedicated sports colosseum. This aligns with evolving preferences among aspirational homebuyers, including millennials and NRIs, who seek well-branded, lifestyle-rich communities offering long-term value.

Panvel’s growth potential is further fuelled by rising per capita income, expanding employment opportunities, and the migration of talent seeking holistic residential solutions,” said Dr. Niranjan Hiranandani, Chairman, Hiranandani Communities. “Aspirational buyers, including millennials upgrading their lifestyle and NRIs gravitating towards investment friendly yet high-ROI investments, are drawn to branded developments like Hiranandani Fortune City for their seamless integration of luxury, quality, and community living.”

The Arena is positioned to benefit from major infrastructure investments such as the Mumbai Trans Harbour Link (MTHL), Navi Mumbai International Airport, and various road and rail corridors. These projects are redefining accessibility and mobility across MMR, turning Panvel into a key beneficiary of Mumbai’s next development phase, often referred to as “Mumbai 3.0”.

Panvel is rapidly emerging as a real estate hotspot, driven by improved connectivity and growing interest from both homebuyers and investors. Hiranandani’s latest offering, The Arena, is set to ride this wave, tapping into demand for quality housing backed by integrated township infrastructure and long-term growth potential.
