NBCC Completes Rs 14,800 Crore Commercial Property Sales, Fueling Major Redevelopment Projects in Delhi

State-owned NBCC (India) Ltd has successfully completed the sale of commercial properties worth around Rs 14,800 crore in the national capital, marking a significant milestone in its efforts to redevelop key government colonies in Delhi. The sales, which include 100% of the office space at the World Trade Center (WTC) project in Nauroji Nagar and the retail and commercial space at Downtown Sarojini Nagar, represent a crucial step in the company’s strategic plan to fund these large-scale urban redevelopment projects.

Strategic Sales Achievement

In a regulatory filing, NBCC announced the full sale of its office space inventory at the WTC in Nauroji Nagar, a project that has been instrumental in generating the funds needed for redeveloping several government colonies. The successful sale of this commercial space underscores NBCC’s strategic approach to leveraging high-value properties for broader urban development goals. “Our ability to fully monetize these properties reflects the strong demand for prime commercial space in Delhi and our commitment to driving urban renewal,” an NBCC spokesperson stated.

Project Redevelopment and Financial Strategy

The funds raised from these sales are earmarked for the redevelopment of Nauroji Nagar, Sarojini Nagar, and Netaji Nagar, which NBCC is undertaking on behalf of the government. Additionally, the Central Public Works Department (CPWD) is redeveloping four other colonies—Kasturba Nagar, Thyagraj Nagar, Srinivaspuri, and Mohammadpur. The redevelopment of these areas is part of a broader strategy to replace outdated infrastructure with modern facilities, thereby improving the living and working conditions in these vital parts of the city.

The financial strategy behind these projects involves generating revenue through the sale of commercial spaces at Nauroji Nagar and Sarojini Nagar, which in turn funds the redevelopment efforts. This self-sustaining model has allowed NBCC to undertake these massive projects without burdening the public exchequer.

E-Auction Highlights

A key aspect of this success was the 27th e-auction, during which NBCC sold the remaining 1.81 lakh sq ft of commercial space at the WTC project for Rs 908.48 crore. Notably, about 1.21 lakh sq ft of this space was purchased by PSU/government entities for Rs 596.25 crore, while the remaining 0.60 lakh sq ft was sold to private entities for Rs 312.23 crore. The highest price achieved during this auction was an impressive Rs 62,261 per sq ft, far exceeding the reserve price of Rs 37,161 per sq ft.

This auction not only demonstrated the robust demand for commercial real estate in Delhi but also highlighted the effectiveness of NBCC’s approach to selling high-value properties. With these transactions, NBCC has now sold the entire 32.87 lakh sq ft of office space at the WTC, generating a total of Rs 13,408.7 crore.

Impact on Urban Development

The redevelopment projects funded by these sales are set to have a transformative impact on urban development in Delhi. The WTC at Nauroji Nagar, which occupies about 25 acres of land and includes 12 towers with 10 floors each, is being constructed in place of 628 old and dilapidated quarters. Similarly, the Downtown Sarojini Nagar project has seen the complete sale of its commercial space inventory, including 329 shops and 300 offices, for a total of Rs 1,391 crore.
