Real Estate Mandate and Advisory Firm Terray Realty Launches in Bengaluru

Terray Realty, a Bengaluru-based real estate mandate and advisory firm, has announced its launch, offering developers and landowners end-to-end support across project strategy, positioning, marketing and sales. Announced on August 25, 2026, the firm said it will work with property owners, developers and investors across plotted developments, apartments, villas, row houses, bungalows, villaments and large residential communities, with mandates tailored to the individual project, market and target buyer.

Founded by real estate entrepreneur Rayan Munawer, Terray will take responsibility across the project’s go-to-market process, from market intelligence and product and pricing strategy to positioning, branding, marketing, sales, collections and closure. The firm’s model is based on the view that projects should be positioned and marketed according to their specific characteristics rather than through a standardised approach.

Munawer brings more than two decades of experience in real estate sales, strategy and business development, with previous roles at Puravankara, Mahaveer, Mantri, Cushman & Wakefield and ITC Hotels. In his last role, he founded and scaled Houzbay into a real estate mandate and advisory business in Bengaluru. The company said Houzbay worked across more than 20 residential projects, sold over 5 million sq. ft. of inventory and delivered sales of more than ₹2,000 crore across formats.

Explaining the business model, Munawer said, “What makes the mandate-selling model revolutionary is its exclusivity. Unlike traditional brokerage models that often operate across multiple competing properties, Terray will work closely with developers to create customised sales strategies for each asset with a clear objective: to act as a trusted mandate partner. Before taking a project to market, Terray will study the land, location, competition, target buyer, product, pricing and developer’s vision to determine what the project should stand for and how it should enter the market with trust, market understanding, confidentiality, disciplined processes, professional representation and customer-first approach.”

The company said the mandate model is intended to create a single ecosystem for strategy, outreach and execution. It said developers are increasingly seeking partners that combine market intelligence, technology, governance and execution capabilities. Terray said it aims to bring a structured, transparent and relationship-driven approach to property mandates.

Headquartered in Bengaluru, Terray Realty will partner with developers and landowners across residential formats, with each mandate structured around the specific project, market and buyer. Its stated scope covers the process from market intelligence and product and pricing strategy through positioning, branding, marketing, sales, collections and closure.
