New Delhi, August 17th: In a significant move to protect homebuyers, the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has warned 400 group housing projects of being placed on the “Abeyance” list due to failure to upload essential land records or maps on its portal. The authority’s decision follows a series of non-compliance by project promoters, who have been repeatedly asked to meet the documentation requirements since 2018.
UP RERA’s action was decided during its 152nd meeting, where it was agreed that projects missing key documents such as land ownership records would be placed in this special category. This new designation aims to alert potential buyers and prevent fraud by ensuring that all necessary information regarding projects is available for scrutiny before investment decisions are made.
Around 3,700 housing projects are registered with UP RERA, but an internal review found that 400 of them had not uploaded critical documents. The authority has issued several warnings, and despite some compliance, a significant number of promoters have failed to act.
RERA Chairman Sanjay Bhoosreddy emphasized the need for full transparency, noting that buyers often rely solely on RERA registration numbers in advertisements without verifying project approvals. The “Abeyance” label will help protect buyers from investing in incomplete or risky projects.
UP RERA has called upon allottees to exercise caution and conduct thorough due diligence before investing in any project categorized as in “Abeyance.” Promoters who fail to comply with documentation requirements face the threat of strict punitive measures.
